HomeReady Budget Planner ("HomeReady," "we," "us," or "our") is a personal finance planning tool available at homereadybudgetplanner.com. The platform helps individuals and households track monthly income and expenses, estimate mortgage payments, and plan for home ownership.

We collect only what is necessary to provide the service. This includes:

Account Information

• Email address
• Phone number (optional)
• Password (encrypted — we never store your password in plain text)

Technical Information

• Login session tokens (stored locally on your device)
• Date and time of account creation and last sign-in
• Device type (mobile or desktop) inferred from screen size for display purposes only

We do not collect Social Security numbers, bank account numbers, credit card numbers, or any payment information.

3. How We Use Your Information

• To create and manage your account
• To securely save your account so you can log in from any device
• To allow you to sign in from any device (mobile or desktop)
• To send password reset emails when requested
• To provide admin oversight of registered accounts (name, email, phone, join date only)
• To improve and maintain the platform

We do not sell, rent, or share your personal information with third parties for marketing purposes.

4. Data Storage & Security

Your account and data are stored securely using Supabase, a trusted cloud infrastructure provider. Supabase uses industry-standard security practices including:

• Encrypted passwords using bcrypt hashing — your actual password is never stored or readable
• HTTPS encryption for all data in transit
• Row-level security policies so your budget data can only be accessed by you
• Secure authentication tokens that expire automatically

Session tokens are stored in your browser's local storage for convenience. Logging out clears your session from all active devices.

5. Mortgage Calculator

The mortgage calculator uses only the values you enter (purchase price, down payment, interest rate, loan term) to calculate an estimated monthly payment. No data entered in the calculator is shared with any third party. Interest rate information is sourced from publicly available data at MortgageNewsDaily.com for reference only.

6. Cookies & Local Storage

HomeReady uses browser local storage (not traditional cookies) to maintain your login session between visits. This keeps you signed in without requiring you to enter your password every time. No tracking cookies, advertising cookies, or third-party analytics cookies are used.

7. Third-Party Services

We use the following third-party services to operate HomeReady:

• Supabase — account authentication and data storage (Privacy Policy)
• Netlify — website hosting (Privacy Policy)
• Google Fonts — font display (no personal data shared)

8. Children's Privacy

HomeReady Budget Planner is intended for adults aged 18 and older. We do not knowingly collect personal information from anyone under the age of 18. If you believe a minor has created an account, please contact us and we will promptly delete it.

9. Your Rights

You have the right to:

• Access — view all data stored in your account at any time by logging in
• Correct — update your name, phone number, and budget data at any time
• Delete — request full deletion of your account and all associated data by contacting us
• Opt-out — you may stop using the platform at any time; inactive accounts with no data will be removed periodically

10. Data Retention

Your account and budget data are retained for as long as your account is active. If you request account deletion, all personally identifiable information will be permanently removed within 30 days. Anonymized, non-identifiable usage statistics may be retained indefinitely.

11. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will update the "Last Updated" date at the top of this page. Continued use of HomeReady after changes are posted constitutes your acceptance of the updated policy. For significant changes, we will make reasonable efforts to notify registered users.
